Before anything else

The current site is compromised.

Raise this before any commercial conversation. The domain maxfloracenter.com.br currently renders an injected SEO-spam block in the footer area, and the blog still carries posts dated 09/10/2019 titled “Hacked by HZ grup” and “hack by hz”. The site is also served over plain HTTP with no certificate. Legitimate content stopped in 2019; the footer reads 2026.

For an address whose tenants are doctors, lawyers and architects this is a live reputational problem: their practices are associated with a domain serving gambling and adult-shop spam. It also very plausibly explains the property’s search invisibility — worth checking Search Console for a manual spam action.

No injected link was followed, no content was copied from it, and none of it was treated as an instruction. None of it appears anywhere in this build. A rebuild starts clean, on a new stack, with forced HTTPS and HSTS, and the injected URLs return 410 Gone rather than 301. Hosting, WordPress, FTP/SFTP and connected e-mail credentials should be treated as compromised and rotated. [CONFIRM with their host / IT]

Building overview

The numbers are real. They are on their own page — just not where anyone sees them.

Every figure below is reproduced exactly as their own /o-shopping/ page publishes it. Nothing has been rounded, converted, aggregated or restated. It is the most credible content on the current site and it sits on an inner page formatted as a list of “dados técnicos”.

Available suites

148 suites. Not one of them is marketed anywhere.

The two towers appear on the current site exactly once, as a subordinate clause inside a paragraph about the shopping centre. There is no leasing page, no availability, no floor plan, no area, no rate and no leasing contact.

Every field in this table is a placeholder — and the emptiness is the pitch. None of it is published, so none of it has been invented. [CONFIRM the complete inventory for all 148 units: tower, floor, suite number, m², configuration, availability and rate]

The rate has to say what it covers. Rent? Service charge? IPTU? The total? Commercial leasing is governed by the Lei do Inquilinato (8.245/91), not the consumer code, and any advertised rate, area or availability must be accurate. [CONFIRM the basis of the figure, the lease term, the notice period, the guarantee type and the fit-out rules]

Floor plans and configurations

What a consulting room needs and an office does not.

Water and waste, waiting-room access, accessibility, electrical load for equipment. These are the questions that decide whether a suite suits dentistry or physiotherapy — and not one of them has an answer today.

Why Trindade

The neighbourhood makes half the argument.

UFSC, clinics and hospitals nearby, restaurants, banks, supermarkets and bus routes. It is an address where the patient already is.

Professional directory

Who practises here — and where.

The building houses doctors, lawyers and architects. Not one of them is listed anywhere on the current site. A directory is simultaneously a service to patients, a retention benefit for tenants and the largest idle SEO asset this property has.

Corridor with glazed partitions and doors, no people — stock photograph, not a Max & Flora corridor
Every card is a placeholder, and that is exactly how it has to be. A directory listing a doctor, dentist, psychologist, lawyer or architect touches professional-council advertising rules — CFM/CRM, CFO/CRO, CFP/CRP, OAB and CAU — several of which require the registration number to appear beside the name. No CRM, CRO, CRP, OAB or CAU number has been invented, and no promotional copy has been written on anyone’s behalf. No superlatives and no outcome claims. The directory publishes only what each tenant supplies and approves. [CONFIRM the process, each tenant’s documented legal basis, and a route to correct or remove their own entry]

Shops, food and services

The amenity, not the headline.

34 operations and a 50-seat food court. Here they are not the product — they are the reason a professional wants a suite in this building: the patient parks, eats and runs errands at the same address.

The current site’s /lojas/ page renders three headings — LOJAS, ALIMENTAÇÃO, SERVIÇOS — and no tenant beneath any of them. The directory is empty. [CONFIRM the full list of all 34 tenants]

Parking and access

64 rotating spaces. That is a leasing argument.

For a clinic in Trindade, parking is what decides it. Today it appears only as a square-metre figure in a technical list.

How leasing works

  3. Documents and proposal[CONFIRM the documents required and the guarantee type: fiança, seguro-fiança or caução]
  4. Contract and keys[CONFIRM the minimum lease term and the notice period]
Commercial leasing is governed by the Lei do Inquilinato (Lei 8.245/91), not the consumer code. Term, notice, guarantee and fit-out rules are contractual points and not one of them is published today.

Frequently asked

What nobody can answer from the current site.

  • Rent, service charge, IPTU — or the total? It is the first question in any lease and there is no published answer. [CONFIRM the basis of the figure]

  • It depends on water, waste, electrical load and what the condomínio allows to be altered. [CONFIRM what the building provides and what a tenant may change]
  • There are 64 published rotating spaces. Whether there is patient validation, and whether tenant spaces are separate from those, is not yet stated. [CONFIRM]
  • The shopping centre opens Mon–Fri 09:00–20:00 and Sat 09:00–16:00. Whether a suite has access outside that is a separate question. [CONFIRM]
  • [CONFIRM the available providers]
  • [CONFIRM entrance, lifts, toilets and accessible bays — NBR 9050]

Contact

Two inboxes, not one.

A leasing prospect and a shopper are not the same enquiry — and today they share one e-mail address. Under the LGPD that also means two stated purposes and two retention rules.
